DomNeed.si Listing Rules

Document version: 2026-08 · Date: August 2026

In brief

For convenience, the most important rules are summarized below:

  • Publish only genuine and current properties.
  • Provide an accurate price, location and essential property information.
  • Use only photographs, text and other materials that you have the right to use.
  • Do not create duplicate listings for the same property and the same purpose.
  • When a property is sold or rented, update its status promptly.
  • Professional users must comply with the legal requirements applicable to their activity.
  • If you offer a property for short-term rental, you are responsible for complying with all applicable legal requirements.

This summary is provided for convenience only. In the event of any difference, uncertainty or inconsistency, the full Listing Rules below apply.

These Listing Rules form an integral part of the DomNeed.si Terms of Use and govern the creation, publication, modification, display, temporary hiding and removal of real estate listings.

By using the listing publication features, the user agrees to comply with these Rules, the DomNeed.si Terms of Use and applicable law.

1. Purpose of DomNeed.si

DomNeed.si is an online platform for publishing and searching offers related to real estate.

DomNeed.si may host listings concerning:

  • the sale of real estate;
  • the purchase of real estate;
  • long-term or short-term rental, where such activity is permitted by applicable law;
  • searches for real estate to rent;
  • other types of offers that DomNeed may introduce in the future.

A listing must be placed in the category that corresponds to its actual purpose.

DomNeed does not become a party to a sale, rental or other agreement between users merely because a listing is published on the platform.

2. Who may publish listings

Listings may be published by:

  • property owners;
  • persons authorised by the owner;
  • real estate agencies;
  • real estate agents and intermediaries;
  • companies;
  • property developers;
  • investors;
  • other persons who have a lawful basis for offering the relevant property.

A user must not present themselves as an owner, agent, company or representative of another person without appropriate authority.

3. Right to offer the property

By publishing a listing for sale, rental or another form of disposal of real estate, the user confirms that they have the lawful right to offer the relevant property or are acting with the appropriate authorisation of the entitled person.

DomNeed may request reasonable evidence of such authority, particularly where there are grounds to doubt the lawfulness of the listing or where a complaint has been submitted.

The absence of verification by DomNeed does not constitute confirmation of ownership, the user’s authority or the legal status of the property.

4. Accuracy of information

All information in a listing must be as accurate, current and non-misleading as reasonably possible.

This applies in particular to:

  • price;
  • floor area;
  • number of rooms;
  • type of property;
  • address and location;
  • year of construction;
  • year of the latest significant renovation, where stated or legally required;
  • condition of the property;
  • plot size;
  • parking;
  • furniture and equipment;
  • utility and other additional costs;
  • availability of the property;
  • photographs and plans.

It is prohibited to intentionally publish false, materially incomplete or misleading information for the purpose of increasing views or enquiries.

5. Price

Where a listing contains a specific price, the user must state the actual asking price or clearly explain the method by which the price is determined.

It is prohibited to state an obviously fictitious, symbolic or unrealistic price solely to attract attention, unless the listing clearly indicates that such price is not the actual asking price.

For rental listings, it must be clear:

  • what period the stated price relates to;
  • whether utilities or other charges are included;
  • whether any other mandatory additional charges apply.

For sale listings, users are encouraged to state the full asking price of the property.

Professional users must comply with all applicable legal requirements concerning the disclosure of price and other mandatory information in real estate advertising.

6. Additional requirements for professional users

Real estate agencies, real estate agents, developers, investors and other professional users must accurately state their professional status and comply with the legal requirements applicable to their activity.

Where the law requires a listing to contain specific information, the user must provide it.

For professional real estate advertising in Slovenia, such information may include, among other things:

  • price;
  • location;
  • area;
  • year of construction or most recent reconstruction;
  • company name and registered office of the real estate company.

Where a real estate company advertises property that it owns, this must be appropriately disclosed where required by law.

Where the activity requires a licence, registration, permit or other professional authorisation, responsibility for satisfying those requirements rests with the user.

7. One property — one listing

As a general rule, one listing should relate to one specific property.

A standard listing must not be used to advertise multiple unrelated properties in bulk.

For new developments, residential complexes, projects or several units within one project, DomNeed may provide dedicated listing formats.

8. Duplicate listings

Users must not create multiple identical active listings for the same property and the same purpose.

DomNeed may hide, reject, merge or remove obvious duplicates.

Separate listings may be permitted where a property is genuinely offered in different formats allowed by the platform or under materially different conditions.

9. Address and location

The user must state the actual location of the property.

The address, locality and map position must correspond to one another to the extent required by the relevant listing fields.

It is prohibited to intentionally:

  • state a different city or municipality;
  • use the address of another property;
  • move the map marker to a more attractive location;
  • misrepresent the location in order to improve listing visibility.

If a user does not wish to display the exact address publicly, they must use the DomNeed function for limiting the public display of the exact address, where such functionality is available.

Privacy must not be protected by deliberately entering false location information.

10. Maps and geocoding

DomNeed may use third-party mapping and geocoding services to convert addresses into geographic coordinates and vice versa.

Automatically determined locations may contain inaccuracies.

The user must verify the correct map position before publication.

11. Photographs, plans and other images

Images must directly relate to the advertised property.

Permitted materials may include, for example:

  • photographs of the property;
  • photographs of rooms;
  • photographs of the land;
  • views from the property;
  • floor plans;
  • architectural plans and diagrams;
  • visualisations of new developments, provided it is clearly indicated that the image is a visualisation.

Unrelated images used solely to attract attention are not permitted.

12. Rights to photographs and other content

The user must hold all necessary rights or permissions to use the photographs, texts, plans, images and other materials uploaded to DomNeed.

Without an appropriate legal basis, users may not use materials belonging to:

  • another owner;
  • another real estate agency;
  • another website;
  • a photographer;
  • an architect;
  • a developer;
  • other third parties.

The user is responsible for respecting copyright and other third-party rights.

13. Licence granted to DomNeed

By publishing content on DomNeed, the user grants DomNeed a non-exclusive right to technically store, reproduce, display, format and distribute that content to the extent necessary for the operation, display and promotion of the relevant listing and the platform.

This licence does not transfer ownership of the user’s content to DomNeed.

The licence continues for as long as reasonably necessary to provide the service, taking into account reasonable backup retention periods and legal obligations.

14. Technical processing of images

For the proper and efficient operation of the service, DomNeed may:

  • reduce image resolution;
  • compress images;
  • create thumbnails or previews;
  • convert file formats;
  • modify other technical file properties.

Such processing is intended to improve performance and compatibility and must not intentionally alter the meaning of the content.

15. Prohibited content

Users must not publish material that:

  • is unlawful;
  • is connected with fraud;
  • infringes third-party rights;
  • contains malicious code or harmful files;
  • contains unlawful pornographic or other prohibited content;
  • is unrelated to the property and is used to mislead users.

16. Property description

The description should primarily relate to the property, its characteristics, location or the terms of the proposed transaction.

It may include information about:

  • infrastructure;
  • transport accessibility;
  • renovation;
  • furniture;
  • equipment;
  • rental conditions;
  • sale conditions;
  • specific features of the property or surrounding area.

The description must not primarily be used as advertising space for unrelated goods or services.

17. Unlawful, misleading and harmful content

Users must not publish content that is:

  • unlawful;
  • fraudulent;
  • knowingly false;
  • threatening;
  • unlawfully offensive;
  • discriminatory in breach of applicable law;
  • infringing third-party rights;
  • intended to distribute malware or other harmful software.

Professional advertising must likewise not be unlawful or misleading to consumers.

18. Non-discrimination

Listings must comply with applicable equal-treatment and anti-discrimination laws.

DomNeed may require content to be amended, limit its visibility or remove it where there are reasonable grounds to believe that it breaches applicable law or these Rules.

19. Contact details

An active listing must provide at least one valid contact method supported by the platform, for example a telephone number or email address.

The user is responsible for the accuracy, currency and lawful publication of the contact details provided.

DomNeed may change the available communication methods as the platform develops.

20. Contact and personal data of third parties

Without an appropriate legal basis, users must not publish:

  • another person’s telephone number;
  • another person’s email address;
  • another person’s name;
  • a third party’s residential address where publication is not necessary for the listing;
  • other personal data relating to third parties.

21. Languages and automatic translation

DomNeed.si supports:

  • Slovenščina;
  • English;
  • Deutsch;
  • Русский.

Users may create a listing in any supported language.

DomNeed may automatically translate the submitted content into the other supported languages.

Automatic translation is an auxiliary feature and may contain inaccuracies.

The user remains primarily responsible for the original text. DomNeed does not guarantee the absolute accuracy of machine-generated translations.

22. Short-term rentals

Where a property is offered for short-term accommodation or tourist stays, the user is solely responsible for complying with all laws applicable to such activity, including any required registrations, consents, restrictions and other obligations.

Publication of a listing on DomNeed does not constitute confirmation that the user has satisfied those requirements.

23. Special requirements for new developments

Developers, investors and other persons advertising newly built apartments or single-family homes must independently ensure compliance with any special legal requirements concerning the commencement and content of such advertising.

DomNeed may request additional information or documentation where required by applicable rules or by the circumstances of the listing.

24. Listing statuses

DomNeed may use, among others, the following statuses:

  • Draft — draft;
  • Pending Review — awaiting review;
  • Published — published;
  • Hidden — hidden;
  • Rejected — rejected;
  • Sold — sold;
  • Rented — rented;
  • Expired — expired.

The available set of statuses may change as the platform develops.

Only listings whose status permits public display will appear in public search results.

25. Sold and rented properties

When a property is sold and is no longer available, the user must promptly mark it as Sold or otherwise stop the active publication using the available platform functions.

When a property is rented and is no longer available for rent, the user must promptly mark it as Rented.

26. Keeping listings up to date

The user must update material information in a timely manner.

If DomNeed has reasonable grounds to believe that a listing is outdated, the property is no longer available or the published information has materially changed, DomNeed may:

  • request confirmation that the listing remains current;
  • ask the user to update the information;
  • temporarily hide the listing;
  • stop its public display.

27. Paid services and billing

Certain functions relating to the publication or maintenance of active listings may be subject to payment.

The applicable price, billing period and amount payable must be shown to the user in the DomNeed interface before the relevant payment is made.

If the payment due date passes and payment has not been received in accordance with the applicable billing system, DomNeed may temporarily hide the relevant listings or restrict paid functionality.

A subsequent successful payment may restore functionality that was restricted solely because of non-payment, provided that no other grounds for restriction exist.

Detailed payment terms are governed by the Terms of Use and by the information displayed in the user’s billing section.

28. Reports concerning listings

Users and visitors may notify DomNeed about potentially problematic listings.

Reasons for a report may include, for example:

  • suspected fraud;
  • false information;
  • the property is no longer available;
  • duplicate listing;
  • infringement of third-party rights;
  • unlawful content;
  • incorrect location;
  • unauthorised use of personal data;
  • another problem.

Submission of a report does not automatically mean that a listing has been found to violate these Rules.

29. Moderation

DomNeed may use automated and manual methods to review listings.

Depending on the circumstances, DomNeed may:

  • request clarification;
  • require correction;
  • restrict certain elements of the listing;
  • temporarily hide the listing;
  • reject publication;
  • remove unlawful content or content that violates these Rules;
  • restrict the user’s ability to publish further listings.

When making moderation decisions, DomNeed seeks to take into account the nature, seriousness and repetition of the violation.

30. Reasons for decisions and right to challenge

Where required by applicable law, DomNeed will provide the user with understandable information about the reasons for a significant decision concerning the removal, restriction or suspension of content or an account, together with information about any available method of challenge or appeal.

31. Repeated and serious violations

In the event of repeated, systematic or serious violations of these Rules, the Terms of Use or applicable law, DomNeed may temporarily or permanently restrict the ability to publish listings or use the account, to the extent permitted by law.

32. What DomNeed does not guarantee

Publication of a listing does not mean that DomNeed has:

  • personally inspected the property;
  • confirmed ownership;
  • verified all of the user’s authority;
  • confirmed the legal or technical condition of the property;
  • confirmed the correctness of the price;
  • guaranteed the user’s identity;
  • guaranteed the solvency or good faith of another party;
  • guaranteed that a transaction will be concluded;
  • become a party to an agreement between users.

Users make their own decisions concerning contact, property viewings and transactions and must perform the checks they consider necessary before assuming legal or financial obligations.

33. Removal of a listing by the user

The user may stop publishing their listing through the functions available in their account.

DomNeed may nevertheless retain certain information where necessary to comply with legal, accounting, security, evidentiary or other legitimate obligations.

34. Changes to these Rules

DomNeed may update these Rules due to:

  • development of platform functionality;
  • changes to the business model;
  • changes to the payment system;
  • security requirements;
  • changes in applicable law;
  • the need to prevent misuse.

The current version will be published on DomNeed.si together with the applicable version number or effective date.

If a change materially affects the rights or obligations of registered users, DomNeed may notify them and, where necessary, require acceptance of the updated version.
